Rates & Reservations

Our aim is to give you a complete, restful holiday without your having to worry about constantly paying for small incidentals such as drinks, cost of amenities, taxi fares etc. To this end we provide a totally inclusive package rate which includes your accommodation, breakfast, lunch, dinner, and soft drinks. We also include free of charge the use of all the resort amenities including the swimming pool, croquet, sailing, pool and snooker. Our luxury mini bus picks you up free of charge from Bangkok International Airport and returns you there at the conclusion of your holiday. The bus is also available to you free of charge for your sightseeing, shopping or golfing excursions or trips to the nearby beaches. Your only expense while staying with us will be your bar bill for alcoholic beverages. All the above is available at an inclusive rate of £400 per couple (£1733 per month) or £300 per week (£1300 per month) for a single person. REMEMBER THIS REPRESENTS YOUR TOTAL LIVING EXPENSES!! Booking conditions



  1. A deposit equal to the total cost of the initial period booked is required to confirm the booking. By paying this deposit, you are entering a contract and accepting these booking conditions and the same applies when you provide your credit or debit card information. The hotel may require payment in full in advance, or on arrival

  2. On arrival, a credit or debit card will be required and this card will be pre-authorised for  an estimated amount (from £10 per day) for extras such as alcoholic drinks. Any outstanding charges will be debited on departure. For guests without a card, cash will be required on arrival to cover  the above.

  3. Rooms may not be ready until 2.30pm on the day of arrival, however guests are welcome to use the hotel facilities in case of early arrival or late departure..  Late check-outs are not charged for as it is assumed departure will be to coincide with departure flights. For guests not departing by air a checkout time of 4p.m. is required.

  4. Cancellations must be received in writing. For cancellations received more than one calendar month before arrival, no liability will be incurred  and the deposit will be returned less an administration fee (from £30 per room). For cancellations received less than one calendar month before arrival, the deposit will be returned (minus the administration fee) provided the accommodation is fully re-let. If the accommodation is not fully re-let, the charge is 80% of the total cost.

  5. Holiday insurance is therefore very strongly advised.

  6. Small changes to minor details of a confirmed reservation will incur a cost of not less than £10 per booking to cover administration costs.  The change of date or a shortening of a booking will be deemed to be a cancellation if made within a month of arrival.  Please see note 4 for details of cancellations.

  7. Any special offers cannot be used in conjunction with any other offer, and if conditions are not fully met, then the standard tariff will apply.

  8. Maintenance, changes and improvements take place all year round, because the hotel never closes. No compensation will be offered if a facility is not available, but we will endeavour to provide a suitable alternative. We may remove a little used facility and replace it with something more popular.

  9. Please bring your own towels for the beach and the outdoor pool.

  10. Personal belongings are the responsibility of each member of the party, and items of value can be left in the hotel night safe. We accept no liability whatsoever for any accident, loss or damage to your property unless such loss is demonstrably due to our negligence. We cannot be held responsible for the failure of public services (e.g. water, gas, electricity etc.) or for any disturbance that is beyond our control. In all cases, except personal injury or death, our liability to you for the total of all claims arising out of your holiday with us, is limited to the cost of the booking.

  11. Behaviour of guests and their visitors should not be excessive or rowdy, and must not cause annoyance, distress or embarrassment to fellow guests. We reserve the right to recover from the person making the booking any discretionary compensation payment, or discount, we may have to pay to any other guests, as a result of your actions, or a member of your party or visiting friends. This includes damage to hotel buildings, fixtures and fittings, and includes flood damage.

  12. Failure to comply with any of the booking conditions may result in the party being asked to leave immediately, if at our sole discretion, we feel the conditions have been infringed. The account will be due in full and no refunds will be given in these circumstances.

  13. Prices are correct at the time of publication, but may change without notice, with the exception of confirmed bookings (see note 7). Confirmed bookings will not alter other than to reflect any alterations in tax, E&OE.
